GOVERNING LAWS OF THE CONDOMINIUM


The Common Interest Ownership Act | COIA is the governing law for 3300 Park Avenue Condominium.  Below is a summary of the three (3) primary Connecticut laws that govern Condominiums within the state:

*  UNIT OWNERSHIP ACT (Law that Governs Condominiums created before 1977)

*  CONDOMINIUM ACT (Law that Governs Condominiums Created From 1977 through 1983)

*  COMMON INTEREST OWNERSHIP ACT | COIA (Law that Governs Condominiums Formed After December 31, 1983)


Additionally, there have been four (4) directly related acts adopted since COIA, summarized below:

1. An Act Concerning Amendments to the Uniform Common Interest Ownership Act

2.  An Act Concerning the Common Interest Ownership Act

3.  An Act Concerning Executive Boards of Directors Elections of Condominium Associations and Changes to the Common Interest Ownership Act

4.  An Act Concerning Certification as a Community Association Manager, Licensure as a Real Estate Broker or Salesperson and the Display of an Object Related to a Religious Practice or Belief on the Door or Door Frame of a Condominium Unit

SIBT LOAN DOCUMENTS


The $225,000 loan to SIBT has been repaid.  For historical reference, on June 25, 2015, the 3300 Park Avenue Condominium Association refinanced and entered into a new $225,000 loan with Savings Institute Bank and Trust (SIBT). for completion of various capital improvement items within the condominium.  Herein are the respective loan documents:

Annually, the Board of Directors renews the insurance policy for the condominium association.  The Association's current Evidence of Insurance & Declaration Page is noted in PDF format below.
